The short answer
Yes, PrimeAir serves Burlingame and the surrounding San Mateo County communities for HVAC repair, installation, maintenance and indoor air quality work. We offer 24/7 emergency service. We can also explain how Bay Area appliance rules and current incentives affect a furnace or heat pump decision.
PrimeAir HVAC Repair Service works on heating and cooling systems in Burlingame homes, from a furnace that won't light on a damp winter morning to an air conditioner that struggles during a warm spell. Burlingame is about 17 miles west of our base in Fremont, and we serve homes across San Mateo County, including Foster City, San Carlos, Redwood City and Atherton, as well as San Leandro on the East Bay side. We also offer 24/7 emergency service for when a system quits at an inconvenient hour.
How Burlingame's Climate Shapes Your Heating and Cooling Needs
Like much of the Bay Area, Burlingame has a Mediterranean climate with dry summers and mild, damp winters. Communities close to the Bay generally stay cooler in summer than inland parts of the region. Because of that, many Burlingame homes rely on heating more often than cooling, and that affects what tends to break.
A furnace that cycles on and off through a long, cool season wears on its igniter, flame sensor and blower motor. An air conditioner, on the other hand, may sit unused for weeks and then get pushed hard when a warm stretch arrives. That's usually when a weak capacitor, a slow refrigerant leak or a clogged condensate line shows up. Damp winter air can also leave homes feeling stuffy or musty, which is where ventilation and indoor air quality work can help.
Because cooling demand is modest for many homes here, a heat pump that handles both heating and cooling is often a practical fit. We'll look at your home, your current equipment and how you actually use it before recommending anything.

Replacing a Furnace? What Bay Area Air District Rules Mean for You
Burlingame falls under the Bay Area Air District, which has adopted rules for gas appliances. Under Rule 9-4, natural gas furnaces manufactured from 2029 onward must meet a zero-NOx emission standard. In practice, that points homeowners toward heat pumps when they replace a furnace after that date.
These rules don't require you to replace working equipment. They apply only when an existing furnace or water heater fails or is replaced. If your furnace runs well today, you can keep repairing and maintaining it.
Water heaters are on a separate track. The zero-NOx date for small water heaters under Rule 9-6 was set for 2027, but the Air District Board is considering amendments in November 2026 that could delay it. If you're planning a broader electrification project, check the current rule before scheduling a water heater replacement.
Heat Pump Incentives and Tax Credits
The federal Energy Efficient Home Improvement Credit (25C) covered qualifying heat pumps placed in service before December 31, 2025. It isn't available for new installations after that date.
Local programs may still help. Bay Area homeowners can check BayREN and their local clean energy provider for current heat pump and electrification incentives. Amounts and availability change with each funding cycle, so we confirm the current offer before including it in a quote.
What to Expect When We Come to Your Burlingame Home
We start by finding the actual cause of the problem rather than guessing. Once we know what's wrong, we explain what we found, what the fix involves and what your options are before any work begins. If a repair makes sense, we'll say so. If the equipment is near the end of its life, we'll walk you through repair and replacement side by side so you can decide.
